Windermere Communities:

Single Family:

  • Windermere Core – an eclectic mix of older homes, mobile homes and newer upscale homes (replacing some of the older homes). Close to the lake and public beach.  Prices range from $250 and up depending on what the property offers (some homes $1 million+)
  • Tretheway Beach – west side of Victoria Avenue between Ash Street to Rowan Street. A small community offering private lake and beach access, marina and boat launch. Very desirable area as most properties include a boat slip (owned).  Short walk to the beach. Prices range from $300 and up depending on location/views.  Homes on the east side of Victoria Avenue (Copper Crescent and Mercury Street) are considered “associate members” to the Tretheway Beach and have beach access but do include boat slips. Community Fees are $200.00 year.
  • Indian Beach Estates – Leased land community (Akisq’nuk First Nations) with private beach, marina, boat launch and playground. Cottage community with 150 +/- homes/cabins.  Prices from $250 and up depending on the property/location.  Annual Head Lease fees approx. $2,200, IBE Management Fees approx. $1,200 – the head lease expires December 2026 – extension negotiated to December 2058.
  • Cold Stream Landing – gated waterfront community with custom homes, each home owner gets a boat slip in the private marina. Homes $800+ and lots $400+ depending on location/views
  • Lakeview Meadows – upscale development offers higher end larger homes, lake and beach access (no boat launch or marina), day use dock, soccer field/playground, indoor amenity building (indoor pool, hot tub, fitness room, arcade, owners lounge), outdoor hot tub, walking trails. Community fees approx. $1,700 annually (all owners pay regardless of use). Homes range from $550 and up.

 

Single Family continued:

  • Timber Ridge Phases 1, 2 and 3 – cottage community with Timber Ridge Phase 1 being the most popular – prices range in all phases from $400 + depending on location. Homes on the ridge in Phase 1 overlooking the lake typically start at $1 million.  Community offers private lake and beach access, boat launch, marina (waiting list for a boat slip but community has slips for rent), tennis courts, playground, beach volleyball.
    • Beach access from Timber Ridge Phase 1 and 3 only
    • Timber Ridge Phase 2 uses either Phase 1 or 3 access

 

Multi Family:

  • Akiskinook – Built in the late 1970’s, town home condos, some garages, gated entry, lake and beach access, marina/boat launch, recreation center (indoor pool, hot tub, sport court, owners lounge area). Prices $150 + for a 1 bedroom, 300+ for a 3-bedroom, flat top town homes offer the best views and range in price from $500+ depending on location/renovations.   • Terra Vista – Built in the late 1970’s, town home condos, gated entry, lake and beach access, marina/boat launch. Known for the level walk to the beach and the gigantic sand hill for the kids.  Prices range from $250 for the smaller units (1 bedroom + loft) and $400 + for the larger 3-bedroom units depending on location and renovations. Strata fees include water, sewer, exterior building maintenance, grounds maintenance, snow removal, garbage, on-site amenities, building insurance, management.  Owner pays BC Hydro.
  • Swansea Heights – newer townhome development on the east side of the highway just off Swansea Road. All with single garages and finished on 2 floors – prices range $250 and up. Strata fees include exterior building maintenance, grounds maintenance, snow removal, garbage, building insurance, management.  Owner pays utilities.
  • Lakeview Meadows – lake/beach access (no boat launch or marina), day use dock, soccer field/playground, amenity building (indoor pool, hot tub, fitness room, arcade, owners lounge), outdoor hot tub, walking trails. All condo home owners pay the Community fee of approx. $1,700 annually, in addition to their monthly strata fees, the same as the detached home owners.

Radium Communities

  • Radium Core – modest and older homes in the core of Radium – close to amenities, shopping, dining and community park – prices range from $250 to $450
  • Pinecone Lane – cottage community centrally located in Radium with some homes backing onto The Springs Golf Course. Mostly A-frame style homes, some with garages, smaller “bare land strata” lots with prices ranging from $350 to $500
  • Sun Valley Place – higher end gated community on The Springs Golf Course, estate size lots, “bare land strata”, walking distance to the amenities of Radium. Custom homes range from $450 and up.
  • Elk Park Ranch – Located on the north side of Radium this newer community offers single family residential building lots, duplex lots, small acreages and larger Ranch acreages up to 400 acres.
  • Residential Lots – building lots range in price from $80 with some phases “bare land strata” lots. Homes are newer and range in price from $450 and up.
  • The Homesteads – small acreages (1 acre to 4 acres), “bare land strata”, fully serviced with water and sewer. Prices range from $150 and up
  • The Ranches – ranch style acreages ranging in size from 36 acres to 400+ acres. Located on the east side of the highway just north of the Elk Park Ranch residential community.
  • McIntosh Loop – although considered to be Invermere Rural (not in the village of Radium limits) most people relate this area to Radium. Cottages and homes on large lots overlooking The Radium Resort Golf Course.  Prices range from $400 and up
  • Golf Course Subdivision (Binnie and Duby Road) – although considered to be Invermere Rural (not in the village of Radium limits) most people relate this area to Radium. Cottages and homes on large lots with some overlooking The Radium Resort Golf Course.  Prices range from $350 and up
  • Radium Valley Vacation Resort – Gated community on north Radium offers a 3-part development including full ownership RV Lots (Lynx Ridge), residential homes and time-share RV Lots (1 week at a time). An RCI resort which allows the time share owners to trade their weeks for other resorts. On-site amenities include indoor and outdoor pools, hot tubs, fitness room, racquet courts, games room, library, owners lounge, full kitchen facility for banquets, BBQ pavilion, tennis courts and kids’ playground.

 

Multi Family (central Radium):

  • The Peaks – apartment style condos on 7+ acres with lots of green space, walking trails, playground, on-site amenities (outdoor pool and hot tub, indoor hot tub, media room), elevators, underground parking with storage. Surface parking is for guests.  145+/- units in 3 buildings, Poplar (2002), Willow (2004) and Birch (2006).  2-bedrooms from $150 – $180; top floor loft units (2 beds + den) from $200 – $240. Strata fees include all utilities (water, sewer, propane, hydro), exterior building maintenance, grounds maintenance, snow removal, garbage, on-site amenities, building insurance, management

 

Multi Family continued (central Radium):

  • The Aspen – apartment style condos with elevators and underground parking with storage. All surface parking is for guests.  48 +/- units in 1 building with no on-site amenities. Same developer as The Peaks so similar floor plans – prices range from $150 – $160; top floor loft units (2 beds + den) range from $200 – $220. Strata fees include all utilities (water, sewer, propane, hydro), exterior building maintenance, grounds maintenance, snow removal, garbage, building insurance, management
  • The Pinewood – apartment style condos with elevators and underground parking with storage. 80 +/- units in 2 buildings with no on-site amenities. Same developer as The Peaks but with different floor plans (no loft floor plans) 1 bedrooms, 1 + den, 2-bedroom, 3-bedroom floor plans. Prices range from $130 to $200 for the larger floor plans.   • Eaglecrest – town home style condos backing onto The Springs Golf Course with no on-site amenities. 2-story plans with single garages range from $250 and up depending on location.  Bungalow plans with double garages range from $280 and up.  Strata fees include exterior building maintenance, grounds maintenance, snow removal, garbage, building insurance, management (owner pays utilities)
  • The Avalon’s – white town home style condos backing onto The Springs Golf Course at the entrance to the golf course with no on-site amenities. Two-story plans with double garages range from $320 and Bungalow plans with double garages range from $350 and up. Strata fees include exterior building maintenance, grounds maintenance, snow removal, garbage, building insurance, management (owner pays all utilities)

 

Multi Family (north Radium):

Multi Family continued (north Radium):

  • The Borregos – bungalow duplex homes all backing onto the ridge with walk-out basements and double garages. Prices range from $280 ad up depending on finish. The duplexes are “non-strata” so no monthly fees.
  • Borrego Ridge – two-story and bungalow style town homes all with garages and walkout basements. The bungalows back onto the ridge and the two-stories are in the center of the development.  There are no on-site amenities.  Prices range from $250 and up depending on location/view. Strata fees include exterior building maintenance, grounds maintenance, snow removal, garbage, building insurance, management (owner pays utilities).

** Owners in the Borrego and Borrego Ridge developments can purchase an annual pass for approx. $800 to use the on-site amenities at the Radium Valley Vacation Resort. 

  • Radium Ridge – two-story town home style condos, some with garages, some with walk-outs, some backing onto the ridge. Development offers on-site outdoor pool and hot tub. Prices range from $220 and up depending on location/floor plan.   • Copper Horn Towne / Copper Horn Village – lodge style condos (6-plexes) with 3 floors, no elevators and surface parking only. All have either wood stoves or fireplaces.  Most floor plans are 2 bed + 2 bath some 2 bed and 1 bath and a handful of top floor Penthouse floor plans (3 – 4 bed with 3 baths). Strata fees include exterior building maintenance, grounds maintenance, snow removal, garbage, building insurance, annual chimney clean, management (owner pays utilities).

 

Multi Family (Invermere Rural / South Radium):

  • Radium Golf Course – Villas (NES71) – older development built in the 1980’s offers apartment style condo living in the lower more secluded area. Offering 1, 2 and 3 bedroom floor plans with a block of 4-town homes in this small strata.  Overlooking the Radium Resort Golf course with covered carport parking and surface parking.  No on-site amenities. Strata fees include exterior building maintenance, grounds maintenance, snow removal, garbage, building insurance, water, sewer, basic cable/internet. Owner pays BC Hydro.
  • Radium Golf Course – Condos (NES34) – older development built in the 1980’s offers apartment style condo living in the upper area overlooking the Radium Resort Golf Course. Offering 2 and 3 bedroom floor plans, surface parking and no on-site amenities. Strata fees include exterior building maintenance, grounds maintenance, snow removal, garbage, building insurance, water, sewer, basic cable/internet. Owner pays BC Hydro. 

Fairmont Communities

Single Family:

  • Mountainside – an assortment of modest cottages and newer upscale homes (Mountainside Ridge development) on the east side of the highway. On the mountain with larger well treed lots and more of a “cottage” feeling. Walking distance to shopping, dining, golf, Columbia River and the famous hot springs. Prices range from $250 to $800.
  • Riverside – a residential style community of primarily bungalow style homes on the west side of the highway. The Riverside Golf community offers a more open feeling with stunning views of both mountain ranges. Walking distance to shopping, dining, golf, Columbia River and the famous hot springs. Prices range from $350 to $600.
  • Riverview North – a residential style “bare land strata” community of primarily bungalow style homes on the west side of the highway. The Riverside Golf community offers a more open feeling with stunning views of both mountain ranges. Walking distance to shopping, dining, golf, Columbia River and the famous hot springs. Prices range from $350 to $600.
  • Riverside Aviation Estates – a gated residential style “bare land strata” community of more upscale homes with some backing onto the Riverside golf course, the Columbia River or the Fairmont Airport. This community offers a more open feeling with stunning views of both mountain ranges and the river. Prices range from $450 to $800.
  • The Meadows – an assortment of modest cottages/cabins on the west side of the highway. This area offers a more rustic feeling with limited services (drilled wells/septic), smaller lots, lots of treed privacy and walking distance to the Columbia River.  A short walk to shopping/dining. Prices range from $100 (older trailer) to $400.
  • The Meadows – Ogilvy Wills – an assortment of cottages and homes on the west side of the highway. This small community offers nice sized lots, lots of trees, private no thru road location, community water and septic. Prices range from $350 to $600.

 

Multi-Family:

  • Riverview Terrace – 2 buildings of apartment style “low rise” condos (2 floors) overlooking the Riverside Golf Course. Offering studio, 1, 2 and 3 bedroom floor plans, surface parking, no elevator or amenities. Prices range from $125 (studio) to $250 (3 bedroom).  Strata fees include exterior building maintenance, grounds maintenance, snow removal, garbage, building insurance, management, water and sewer.  Owner pays BC Hydro.
  • Fairmont Ridge Phase 1 & 2 – located above the Mountainside Golf Course this town home style development offers many different floor plans – larger duplex’s with double garages, 3-story town homes with 1-bedroom lower suites and single garages, 2 story floor plans with 1 or 2 bedroom lower suites etc. Some town homes back onto the golf course or the Fairmont Creek.  Prices range from $175 to $450.  Strata fees include exterior building maintenance, grounds maintenance, snow removal, garbage, building insurance, management, water and sewer.  Owner pays BC Hydro.

Multi-Family continued;

  • Fairmont Residences – newer upscale town home development above the Fairmont Ridge Development offering some nice mountain views. With 2 and 3 bedroom floor plans being sold fully furnished and turn key as full ownership or fractional ownership (1/16, 1/8, ¼ interests). Full ownership prices range from $375 and up depending on floor plan and location.  Amenity building planned for the near future.
  • Westbury Estates – small 6-unit town home development on Mountainside above the gas station on Hot Springs Road. With 2 and 3 bedroom floor plans, double attached garages and no on-site amenities.  Walking distance to shopping, dining, golf and the famous hot springs. Strata fees include exterior building maintenance, grounds maintenance, snow removal, garbage, building insurance, management, water and sewer.  Owner pays BC Hydro

Edgewater Communities

Single Family:

  • Edgewater Proper – affordable rural community offers a variety of home styles from mobile homes, modest homes/cottages to small acreages and larger more upscale homes. The community offers the Pip’s grocery store and gas pump, post office, library, park, community hall, outdoor skating rink and ball diamond.  Close to the Columbia River and outdoor activities.  Price range from $150 and up.
  • Valley’s Edge Resort – newer recreational “strata” community offers a mix of detached cottage homes and RV lots. With an onsite amenity building with outdoor pool this is a popular vacation community.  RV lots range from $70 and up and cottages range from $250 and up depending on size and location.

Although the development allows for 4-season use an owner can not make this their full-time residence (strata by-laws).

 

Multi-Family:

  • Columbia Avenue Townhomes- a small 4-unit town home development located on Columbia Avenue. Offering small fenced yards, surface parking and no on-site amenities.

Canal Flats Communities

Single Family:

  • Canal Flats Proper – affordable rural community offers a variety of home styles from mobile homes, modest homes/cottages to small acreages. The community offers a grocery store with gas pumps, post office, library, park, community hall, curling rink and ice rink. Close to the Canal Flats Provincial Park and Columbia Lake. Price range from $100 (mobile homes / old homes) and up.

 

Single Family continued:

  • Cedar Crescent – the original “subdivision” on the north side of Canal Flats is made up of modest bungalow/bi-level homes on fully serviced lots. Close to the school and park.  Prices range from $150 to $300 depending on condition and location.
  • Bighorn Estates – the newest single-family community in Canal Flats a short walk/drive to the Canal Flats Provincial Park and Columbia Lake. Newer homes on nice treed lots with prices ranging from $300 and up.
  • Eagles Nest Estates – overlooking the Columbia Lake this exclusive community offers waterfront homes, cottages and upscale homes. Prices range from $450 to $1 million +.

 

Multi-Family:

  • Jade Landing – townhome style development offers 2, 3 and 4 bedroom homes with surface parking, lots of green space with playground. Great entry level community with prices ranging from $150 and up.
